Hey there friends and colleagues,

I've decided to start posting all of our houses that we get on my forum under Houses For Sale From Texas Gals Real Estate.

Don't know why I haven't been doing this...but this is for those real estate people, investors, or anyone who is curious about what we do or looking for a property in Texas...more specifically, the Fort Worth area.

My business partner and I specialize in finding wholesale properties for investors or individuals looking for a home to live in. We sometimes will do an owner finance note for an individual, but many times we find properties that need a little or a lot of repair that are priced under market value, and then we wholesale them out to other investors who want to either rehab the property or buy it for a cash flowing rental.

Charming older home with many updates and beautifully landscaped fenced back yard. The spacious layout is 2 stories with 2,388 sf of living space. We have comps of similar aged houses all within a few blocks of subject property that range from $125 - $136 per square foot for the market value (ARV). This puts the ARV of the home between 298k - 324k, depending on any updates you do. The home is nice as is and perfectly livable as is, but to increase the overall value you may choose to do some updates. This is a very nice home and if your desire is to have an older home that's already had a lot of updates, for the price you can't go wrong.
This home had a new roof within past 2 yrs, along with new central air conditioning within past 2-3 years. Small rental house on the west side in Fort Worth. The house has 840sf and 2 bedrooms with 1 bath. Very inexpensive house, structurally sound but needs a new roof and new sheet rock in living room and other some other areas due to moisture. Needs TLC but it's cheaper than dirt almost! It sits on 2 lots that are valued at $7.2k alone. It's cheap and priced to sell quickly!

We've already had someone tell us they are interested...but if it doesn't work out, we will take names in the order that people contact me. We have had several cheap houses lately that have sold very quickly and sometimes I wish I had a dozen at a time like this one. This home was built in 1958 and needs all updates. It's a nice house and needs some TLC. There are 3 bedrooms and 3 baths along with 2 car garage, plus 2 living areas. The den has a wood burning fireplace and looks out over a very large back yard. There is also a formal living/dining area. House sits on over 1/3 of an acre. This home when rehabbed will make a lovely ranch style home with 2,352sf of living space.
We haven't priced this one yet due to foundation and contractor bids we are waiting on. As soon as we know we will let you know, but we know that it will be in a range of approx. 62k - 69% of ARV, including repairs. The ARV of the home is between 115k - 124k. House 1 has a lot of interest from investors and individuals alike. Why? Because it's priced well below market value.

House 2 has SOLD

House 3 is a rehabber's dream. Looking at it to make it all nice and new again. This is a great project for rehab investors. Needs TLC, though it has a large upside in market value after repairs.

This 3 bdrm, 1.5 bath, 2 living areas, 2 car gar. Has 1,452 sf, w/ huge 10,500 sf Lot & fenced back yard. Solid house built in 1957. New Central AC put in 1 yr ago, along w/ new hot water heater. Does need some updates, paint & carpet if desired. Pier & beam foundation may need some repair. Nice established neighborhood for great rental property. Has had plumbing repairs underneath house. Has w/d connections.
