Well we have a useless left wing socialist government so the country has been cold shouldered by international and spanish capital....everything is very legal and above board as its european union....So many developers have gone or are going bust...My job is to convince them to sell on at a price just slightly above the mortgage(when you build in spain the bank finances the construction and later allocated a proportion of the loan to each apartment in the form of a 20 year mortgage)
so for example 50 apartments worth 200000 each ...we sell for 100000 bank mortgage say 80% ..you then have invested 50 times 20000 plus minimal costs equals 100000+ say 20000...........if you can sell at 120000 you get your money back and earn same again 100000
people do buy at 100000 and sell at prices varying from 110000 to 200000
you need an investor who will give it time and interest,and who will move slower or faster according to the market....I feel the market is actually climbing but this is a personal opinion..people are buying..I think prices will climb slowly for a year and then start to grow strongly...so you cannot come into this undercapitalised..but the returns are excellent and risks non existent,its all a matter of time.....the secret is buy cheap...and thats what I´m good at.
