If you had 10000 invested in a bank you are lucky to get 3%..but the bank will earn ..who knows? perhaps 100 or 200 % with your money.Propery valued at 100,000 today they repossess and sit on, and Lo and behold..the market rises....it always has done...ever since records began with the DOOMSDAY BOOK in the eleventh or twelfth century
supposing you were able to receive that 200% return on your money.....
the only problem is how safe'....well as safe as the property your funds were used to invest in.................You and 100 friends bought the property as a distress sale..you pùt together enough funds to gaurantee repayments on the loan used to buy ..........
so 10,000 by 100 friends..............the bank gave you 95% OF THE PROPERTY VALUE AT 2% INTEREST PER ANNUM
so 10000 by 100 is 1000000............you buy the property for 20000000...wait ,and sell for double...your 100000 make 90,000 plus you get your 10,000 back...less my fees ,less repayments in the waiting period,less remarketing costs.....
Who will gaurantee that this is not a disreputable deal...,your own lawyer or accountant..they must be satisfied by our lawyers that you will own your syndicated participation,and that a fully and legally regulated syndicate acquire below market value property on your behalf.....We as syndicate managers will only earn on profits on an intially advertised and agreed pro ratad basis,if and when the syndicate makes a profit and members are paid out.
